Telescoping: the key to maximum efficiency on site

Studio Alliance member real explores the advantages of Telescoping, a winning approach when it comes to saving time and costs on site.

An integral part of their Design & Build approach, telescoping hinges onto a few key ingredients to unfold all its benefits. Drawing from his long-term experience in the field Michael Betz, CEO of real General Contracting, explains.

Telescoping? What is it all about?

According to Michael Betz, CEO of real Group, Germany Telescoping is “a working model that allows the different phases of a project to run partially in parallel, which results in higher efficiency and faster delivery.”

Complex construction projects often require a carefully planned coordination between several parties involved, from planners to suppliers and contractors. Success is always tightly linked first and foremost to an efficient coordination between the client, contractors and planning engineers. The sooner this collaboration starts happening in unison, the higher the chance of a fast, successful delivery.

When planning and execution sit together, the outcome is inevitably superior if compared to projects delivered through the traditional tendering process. From costs, to timings and quality consistency across all stages, there are many advantages to this kind of approach.

Impact on time saving

“Needless to say, eliminating interdependent bidding processes means saving time,” says Michael “BIM plays a key role in ensuring a speedy delivery, with all stages and key milestones efficiently managed through the use of proven templates and frameworks. Telescoping is based on the mutual collaboration of interdisciplinary teams that see the entire project cycle start to finish.”

Moreover, time efficiency comes down to one pivotal function: project management. As the invisible hand that brings together and aligns each part involved in the process, Project Managers play a key role in shortening communication paths and ensuring a close cooperation all trades.

Cost efficiency through telescoping

Drawing from their long-term experience applying the telescoping approach, real General Contracting have shown it is possible to achieve savings of up to 30% compared to the traditional tendering process.

“When all services are managed and provided by the general contractor right from planning stage, this comes with the guarantee that prices don’t fluctuate throughout the process, which is a huge benefit for clients.” adds Michael.

Bringing the construction teams together under one lead comes with significant control over budgets and schedules. Moreover, consolidating planning, works and assembly saves additional costs.

Experience counts

The success of telescoping relies heavily on the skills of the project managers. “We have been applying telescoping to our projects for a very long time, meaning our clients can benefit from a processes that we have been perfecting for decades.” says Michael.

In an ideal scenario, the teams involved in each project will have worked together before and have well tested relationships built over years of collaboration. This is a key element to achieve a seamless process.

“The main players consistently work together and often side by side. And communication, the most important element for collaboration, is always goal-oriented.” says Michael.

Design & Build & Telescoping

As long-standing experts in the design & build process, real are strong supporters of telescoping. From having one single point of contact within a team of experts, to contractual security, fixed prices and efficient time management, the advantages for clients are many. And just one clear invoice at the end of the process.
